The Lakeview strata lot and townhome development
The Lakeview site currently consists of a small seasonal RV campground on Kootenay Lake, a 14 slip marina, a creek and 20+ acres undeveloped uphill. There is also a commercial building with a community grocery store, post office and other services, as well as three view apartments.
Our long term vision for the property is to create an accessible, environmentally friendly community that will enhance the rural character of Gray Creek. An emphasis on environmentally sustainable infrastructure is a goal for the development.
Lakeshore townhomes
The Lakeview campground will be converted to a lakeside building strata community that includes ten townhomes across from the marina and four smaller lakefront attached dwellings south of the creek in a treed environment. Senior living will be accommodated in these dwellings. A common recreation building is also planned. Owners will have title to their individual homes and will own a common interest in all of the other land and amenities within the strata plan. The Lakeview is selling full ownership units only. All owners will have the option, but are not required at any time, of placing their home in The Lakeview Rental Management Program. Full details will be contained in the Disclosure Statement.
In order to minimize the demands on the environment, The Lakeview townhome designs will endeavor to meet LEED (Leadership in Energy and Environmental Design) green building standards, with sustainability systems that will include: instant hot water heating, solar panel systems, geothermal heating and cooling systems, locally supplied products and labor services, Eco-certified building materials, energy efficient appliances, and where possible, timber certified by the Forest Stewardship Council. The buildings will be designed to use natural materials such as wood and stone, and will be suitable for year-around living.
Bare land strata lots
The upper 20+ acres is in the subdivision process and will offer fourteen fully serviced 1/2 acre bare land strata building lots as well as four smaller ridge lots with views. Building guidelines will be planned to protect the owner’s investment while promoting designs that are energy sustainable and blend into the natural environment. This development is surrounded by open space on three sides, and each lot will have a view of Kootenay Lake. There will be walking paths to Crown land and McFarlane Creek, as well as open space within the development. An added benefit is its walking proximity to The Lakeview community grocery store with its post office and rural liquor agency. A new marina is in the design and in approval stage which is intended to benefit strata lot owners as well as the East Shore of Kootenay Lake with a fuel pump, sani pump-out and moorage.
The Lakeview Store is in the process of renovation. Enhancement of services will include a small soup/sandwich bar with juice, espresso coffee and lake view seating, as well as a focus on local product choices. Renovation decisions will focus on green energy solutions for the building.
